Why we charge fees

We charge fees to cover our time and costs when we assist with more complex cases.

also we find it difficult to attract staff who will work without being paid!

Why our fees are in three parts

It is important that we provide value for money for our clients. Therefore, we charge you in stages so that you only pay for the work that is necessary to progress your mortgage to the next stage.

Engagement fee £99.00 (required before we start work on your case)

Our engagement fee covers the cost of our team obtaining the information necessary to fully understand your situation before researching the whole of the market to establish your options and reporting back to you. It does not, of course, cover our full costs. We see the Engagement Fee as evidence of your commitment to progressing to a solution.

This work includes:

  • Gathering information
  • Assessing information
  • Researching the market
  • Making calculations and judgements based on our experience
  • Telephoning or emailing lenders
  • Providing information to lenders
  • Liaising with you as our client
  • Preparing figures and illustrations

Application fee £199.00 (required only when you wish to proceed to full application)

Our application fee covers the cost of our team putting together your application pack in a manner that gives you the best chance of successfully obtaining a mortgage offer.

This work includes:

  • Liaising with the lender
  • Liaising with you as the client
  • Gathering in depth information
  • Assessing information
  • Certifying documents
  • Copying, posting, and faxing documents
  • Submitting your case to the lender
  • Managing your case with the lender
  • Dealing with estate agents, solicitors and other parties involved
  • Handling both your queries, and the lender’s queries

Our application fee covers only a proportion of the cost of this work. Only if you receive your formal mortgage offer do we recoup our full costs when we ask you to pay our:-

Success fee £499 (payable only if you have received your formal mortgage offer)

Payable on issue of your formal mortgage offer, if we are not successful in obtaining your mortgage offer, you do not pay this fee.

Rework fee £99 (payable if we only have to revisit work on your case)

Our rework fee is chargeable if we need to rework any stage of your application due to any circumstances beyond our control.

Examples would be:

  • Change of property
  • Change of product
  • Addition or removal of an applicant
  • Refunds

We do not have a need to refund fees as we operate a staged payment system, only charging our clients where we are ready to complete the next stage of the work.
