What is a remortgage?

A remortgage is a product deal taken to replace your existing mortgage product. Clients may also increase or decrease their lending when taking a remortgage.

Why should I remortgage?

Remortgages may be suitable for you if you need to raise extra funds, or the product rate you currently have is not competitive or suitable for your needs. Our advisers can compare your current product against the whole of the market to establish if a new Lender can offer you a better remortgage rate.

How the remortgage process works?

An application is placed with a new Lender, the property valued, client financial situation assessed and mortgage offer issued. A solicitor, (commonly appointed by the Lender) will draw down the funds from the new Lender, pay off the old Lender, and return any excess funds to the borrower(s). Many deals will offer free valuation and free legal work to the borrower. This is sometimes called fees free remortgage.

If remortgaging, key things to consider are:
  • Valuation – will your property value to the sum you believe it will?
  • Current deal – can you exit your current deal without penalty?
  • Current deal – are there benefits to your current deal that you will lose?
  • Costs – will you still benefit once all costs are considered
